Rates and Inclusions

Accommodation at Manta is offered on a fully inclusive basis and quoted in USD per room, per night. Rates follow a High Season and Low Season structure — contracted STO
rates are available for trade partners. Detailed seasonal tables and long-stay offers are provided in the downloadable rate sheet.

Fully Inclusive

The rate includes accommodation, all meals and beverages (including alcoholic drinks), one spa treatment per person per day, one sunset sail and one lighthouse walk per
guest per stay, guided snorkelling with equipment, and laundry service.

Diving and private excursions are available at additional cost.

Impact Contribution

An Impact Contribution forms part of every stay and is itemised separately on the invoice — passed on directly to support marine protection and community initiatives through
the Kwanini Foundation.

Additional Charges

The following are added to the invoice — Zanzibar Infrastructure Tax (USD 5 per person, per night) and airport transfers (USD 45 per person, per way; children under 12 travel
free).

Minimum Stay

A minimum stay of three nights applies year-round, increasing to five nights from 20 December to 10 January.

The Underwater Room is priced separately and booked within a Manta stay — guests retain access to a land-based room during their Underwater Room night.

Long Stay Offers

Seasonal long-stay offers apply outside peak dates and are detailed in the downloadable rate sheet.

Accommodation Structure

Manta comprises 16 rooms, plus one Underwater Room, with accommodation set between seafront and indigenous gardens. Rooms are positioned to create natural spacing while keeping walking distances manageable.

Oceanview and Seafront categories sit slightly elevated above the beach, accessed via short paths through trees. Garden rooms are set further back within indigenous gardens, remaining a short walk from the main area.

With the exception of the Seafront Villas, all rooms include both indoor and outdoor showers. Rooms are generous in scale and intentionally simple, oriented toward the view rather than the interior. Furniture is made on site, materials are local, and finishes are hand-worked rather than polished. Large glass doors open fully to breeze and ocean air.
Natural ventilation is standard, supported by an Evening Breeze Cooling System above each bed. Nothing is excessive; everything needed for comfort is in place.

The property is not compact. Movement between rooms, main area and beach is part of the rhythm of staying here, supporting privacy and a consistent sense of openness.

Underwater Dreams

The Underwater Room

An underwater structure has operated offshore here for over twelve years. Its presence opened a wider conversation around protection of the surrounding waters, which are now managed as a designated replenishment zone. All proceeds and profits contribute directly to the conservation of the Pemba Channel.

The current room is its second generation — refined through long-term experience and designed for continued, permanent use in a tropical marine environment.

Anchored offshore, it is arranged across three levels:

・ Bedroom below sea level

・ Lounge and bathroom at water level

・ Upper-level sundeck

The structure was constructed at a certified East African shipyard — Swedish engineered and developed in consultation with DNV (Det Norske Veritas) — in line with international marine standards.

The Underwater Room is best positioned as an extension within a stay rather than as a standalone destination. It operates as a permanent part of the property and is fully serviced by the Manta team.

This is Manta

Manta is a small coastal property on Pemba Island, Tanzania, in the northern Zanzibar Archipelago — within the ecologically significant Pemba Channel, where reef, forest and mangrove systems meet.

On a quiet stretch of shoreline at the remote northern tip of the island, the property is spread out along the beach and slightly elevated above the water. Built with makuti
thatched roofs, light stone walls and tall glass doors, it feels open and grounded rather than styled. Materials are local. Space is generous. The setting leads.

With 16 rooms and one Underwater Room, Manta remains intentionally small in scale. The pace is measured. The atmosphere is relaxed. Service is intuitive and informal, while structured and consistent behind the scenes.

For many itineraries, Manta works best as a calm and considered extension to safari — shifting the experience from savannah to reef, without losing the sense of guided discovery.

Manta is a low-density lodge on the northern tip of Pemba Island, where the pace of stay is shaped by nature, space and privacy. With a limited number of rooms and simple amenities, it offers a quiet coastal extension to East African safari journeys.

Breathtaking diving

The diving around Pemba Island, Zanzibar is nothing else but breathtaking. The untouched coral reefs surrounding the entire island make Pemba one of the top dive sites in the world. Pemba, Tanzania is the perfect place to start your dive adventure with one of the healthiest coral reefs in the Indian Ocean, a water temperature averaging at 26ºC and the best visibility of East Africa of 30-40 meters almost every day!

Giving the guest the right expectation

We have found that people perceive Manta and Pemba Island very differently depending on their expectations. Conveying an accurate description about us is key to making your clients trip a memorable one.

Please be sure to point out the following:

Pemba is a remote island off the east coast of Africa, and probably as far away from civilisation your clients might ever find themselves. Manta offers something different from most tropical islands.

If it’s serenity, close encounters with nature and a family of staff you crave, Manta is the place for you. Switch off the noisy, polluted electronic world and enter a completely different one, not as a tourist, but as a guest with simple needs: sunshine, fresh air, natural food, a comfortable bed and friendly company.

Fully Inclusive Resort

Please note that our resort is FULLY inclusive. Simply put, your guest will not receive a bill when they leave, except for any additional excursions or diving activities they have taken part in.
